All documents related to open session items on this agenda that are received less than 72 hours prior to this meeting, and are public records, will be available for review in the Office of the City Clerk, 613 E. Translation services are provided for meetings through the use of bilingual staff for speakers who wish to utilize the service as available. PROJECT DESCRIPTION
To demolish an existing one-story, 1,106 square-foot, single-family residence (built in 1925) and construct a new 2,298 square-foot, two-story, single-family residence with a new detached, two-car garage and a detached 798 square-foot, one-story accessory dwelling unit (ADU) and a new swimming pool on an approximately 7,787 square-foot lot, located in the R1-I (Low Density Residential, FAR District I) Zone.
 
ENVIRONMENTAL DETERMINATION
The project is exempt from CEQA review as a Class 3 “New Construction or Conversion of Small Structures” exemption pursuant to Section 15303(a) of the State CEQA Guidelines, because the project only involves the development of one single-family residence.

PROJECT DESCRIPTION
To demolish an existing 7,620 square-foot, one-story commercial building (built in 1967) and to construct a new six-story, 55,263 square-foot mixed-use project containing 41 residential units with three affordable units restricted to very low-income households. The project includes a new counter service restaurant and two retail spaces (for a total of 1,980 square-feet) with 15 parking spaces on the ground floor and 27 parking spaces within a new one-level subterranean parking garage for a total of 42 parking spaces. The project site is a 13,265 square-foot lot located in the TOD I (Transit Oriented Development District I) zone.
 
ENVIRONMENTAL DETERMINATION
The project is exempt from CEQA review as a Class 32 “In-Fill Development Project”, as the project meets all the threshold criteria set forth in Section 15332 (a) through (e).
